The state of Michigan is funding a $20 million streetscape project adjacent to Hollywood Casino Greektown, which is expected to bring in more visitors.

Penn Entertainment CEO Jay Snowden touched on the positive impact the project can have on Hollywood Casino at Greektown during a Q2 2025 earnings call last week.

Streetscape project to wrap up in 2026

One of the most historical neighborhoods in Detroit is undergoing a facelift, which started earlier this year on Monroe Street between Randolph Street and Chrysler Drive

Monroe Street holds several entertainment businesses that are going to be able to enjoy wider sidewalks, pavers, outdoor dining, trees, and public art.

Snowden said during the call that the new project is going to benefit the casino.

“In Detroit, we expect that the ongoing construction and revitalization of the downtown business corridor adjacent to our Hollywood Greektown Casino will help boost visitation and spend in the Greektown neighborhood and at our property.”

Snowden provided an update on the completion of the project. He disclosed that construction surrounding Hollywood Casino at Greektown is scheduled to be completed by Q3 of this year. The entirety of the project is slated to finish spring of 2026.

Snowden noted that the new area is also going to improve “the pedestrian experience with a more inviting environment, including the ability to host live events and festivals in the neighborhood.”

Omnichannel showing success

Penn offers an omnichannel experience to its customers. In addition to the retail casino, it also operates a Michigan online casino.

According to the company’s earnings presentation, it has seen year-to-date increases of 28% in retail play and 242% in online play, which includes Hollywood online casino.

The omnichannel approach is incredibly important to Penn, especially zeroing-in on slot players, Snowden said.

“So I think the biggest opportunity for us is to make sure that if you’re coming to visit our land-based properties, and you’re part of the Penn play loyalty program, that we’re giving you every reason in the world when you’re not with us, but you decide to game from home or outside the building that you’re doing that with Hollywood.

“So I would say from a marketing strategy perspective, really making sure that we’ve got the right value proposition there and the loyalty program, mainly for slot players because we know table play is more common coming from – with the cross-sell from within the sports betting app.”

The company is also seeing significant increases in online revenue since it launched a standalone app earlier this year. July marked Penn Entertainment’s highest-ever gross gaming revenue in Michigan and Pennsylvania.
